Who We Are

Robert J. Zulkoski (Bob) is a veteran investor and finance executive with over 40 years of experience in commercial real estate, private equity, and impact investing, having overseen more than $5B in capital deployment. He began his career at Kidder Peabody and GE Capital, later becoming a founding Director of Colony Capital and CEO of its Asia Pacific division, before founding Pangaea Capital. After Pangaea’s acquisition by Oaktree, Bob led its Asia Special Situations and Real Estate team, earning industry recognition for his leadership in high-profile transactions. Today, he focuses on sustainable finance through roles at Conduit Capital, RuralWorks Partners, the Talana Impact Fund, and Sustainable Credit Partners.

Melissa Obegi is a seasoned fund management executive with global experience across private equity, credit, and blended finance, consistently aligning strong financial performance with environmental and social impact. In her role as Chief of Staff at SCP, Melissa leads impact strategy and weaves together financial returns with impact results. She is currently President of Conduit Capital US, where she leads thematic impact investment strategies focused on climate solutions, inclusive finance, and sustainable infrastructure. Her prior roles include Asia General Counsel at Bain Capital and Managing Director at Oaktree Capital, where she supported multi-billion-dollar strategies and led fund structuring, governance, and risk management. Melissa began her investment career at OPIC and holds a J.D. from UCLA and a B.Sc. from Georgetown’s School of Foreign Service.

Andy Childs is a seasoned CFO with expertise in private equity, hospitality, and renewable energy, currently leading finance at Conduit Capital. Previously, he served as CFO of Soho House North America, managing a $350M P&L and leading major restructurings and retrofit investments. As CFO and Board Member at SUNation Energy, he raised $20M and scaled the solar EPC pipeline, and at Conduit Capital, he led fund operations and capital strategy, including a $100M SPAC and $50M raise. He is a series 65 Investment Registered Advisor, who brings deep experience in capital markets, structured finance, and mission-driven growth.
